Today's home buyers have access to a vast array of information related to Real Estate. They can do searches online and compare prices from market to market or within one market. All of this is great, because by the time buyers look at your house they already know what they're looking for and in what neighborhood. That makes selling your property much easier. Buyers coming to see your house will have already narrowed the choice to a few, of which yours is one. That is, if your property has been properly priced and exposed to the widest possible market.

Establishing the market value of your property
What is a home worth? There can be many subjective answers to this question, but only one objective answer. When a property goes on the market with the expectation of selling in a reasonably short time, it must be priced according to the dynamic of the local market. This dynamic is reflective of many factors such as the sales price of similar properties in the same area during the last few months, and trends such as whether the market or interest rates are falling or rising. Preparing your property for presentation
When your property goes on the market, it is competing with other properties in your location and in other locations. Your home is now a 'product' competing with other products. Understanding the Offer
We will help you to understand and evaluate offers, multiple offers and counter-offers and help you to respond. We will help you to determine whether or not an offer is sound and is backed up by evidence of the buyer's ability to perform. There are innumerable scenarios which may be presented in an offer to purchase. There may be contingencies other than the one's contained in the standard contract. Disclosures
We live in a world fraught with liabilities of which most of us are unaware. As a seller, you must disclose any problems you have had with your property from leaks to the presence of scorpions. Sellers are obligated by law to disclose all known material (important) facts about the property to the buyer. It is always in your best interest to provide information about anything that might be considered to negatively affect the value of your property.
